Located about seven miles to the NorthWest of Manchester city centre, Radcliffe is almost the end of the line for the Metrolink. Journey time to Manchester city centre is around 25 minutes. There are also numerous local buses and excellent road links.
Modern Radcliffe is essentially a commuter town for Manchester. Families like it because it has plenty of high-quality primary schools. Secondary students currently have to commute, mostly to Bury. There are, however, plans to build a new secondary school in Radcliffe itself.
Currently, properties in Radcliffe have an average sales price of £157,199. Terraced properties are the most affordable with an average sales price of £115,551. Semi-detached properties have an average sales price of £171,957 and detached properties have an average sales price of £256,040.
Average rental yields in Greater Manchester as a whole are around 5.5%. In Radcliffe, they can be anything from 4%+. As a rule of thumb, property investors are likely to get better returns from modern properties than from the remaining Victorian and Edwardian housing stock.
These period properties may be charming, but this charm often comes at a price. They may also need upgrading to meet current energy standards and are likely to need a higher level of general maintenance.
Property investors should also note that in addition to the plans to build a new secondary school, Radcliffe has been earmarked for broader regeneration. This is likely to increase its appeal with both renters and residential buyers.
Radcliffe itself is well-known for its sporting facilities. Football, rugby and cricket are all especially popular. Nearby Bury has its famous market and other retail facilities. It’s also the gateway to the nearby countryside.
