Despite being only about two miles South of Manchester city centre, Hulme is not on the Metrolink. It’s also not particularly close to “Cheadle Hulme” railway station. It is, however, well-served by local buses. This means that Hulme residents can easily get into the city proper in about 20 minutes.
Alternatively, they might head to the University of Manchester or Manchester Metropolitan University, both of which have buildings in the vicinity. In fact, MMU’s Birley Fields campus is right in the heart of Hulme.
Currently, properties in Hulme have an average sales price of £161,424. As Hulme is in Manchester city centre, the vast majority of properties are flats and terraced houses. Flats have an average sales price of £140,267 and terraced houses have an average sales price of £189,678. Semi-detached properties have an average sales price of £202,667.
Average rental yields for Greater Manchester as a whole are around 5.5%. In Hulme, they can be anything from 4% to 6%. Smaller properties tend to perform better than larger ones. This is probably because they can be acquired more affordably.
While the absence of a Metrolink station is a local irritation, it does help to keep property prices affordable. It’s also worth noting that the ongoing regeneration of the Southside of Manchester means that it’s only a matter of time before the transport facilities are upgraded. When this does happen, people who already own properties could see them rise significantly in value.
Hulme itself has everyday necessities well-covered. There is also a decent range of specialist shops, restaurants, pubs and some leisure venues. For large-scale entertainment, Manchester city centre is just a short bus-ride away.
