Eccles is located about four miles West of Manchester city centre, three miles from Salford and one and a half miles NorthEast from the Intu Trafford Centre. The Metrolink makes the trip to Manchester city centre in about 15 minutes. Buses run to the Intu Trafford Centre in about 10 minutes. They also cover many other destinations.
Demand in Eccles still tends to be from families due to the combination of affordable housing and good schools. That said, it’s becoming more of an “overspill” for Salford. This means that young professionals and possible students could become more of a feature of the rental market.
Currently, properties in Eccles have an average sales price of £198,279. Terraced properties are the most affordable with an average sales price of £167,449. Semi-detached properties have an average sales price of £204,999 and detached properties have an average sales price of £363,928.
Average rental yield for Greater Manchester as a whole is around 5.5%. In Eccles, about 4% would be a more reasonable expectation. While this may be disappointing, there is a lot to recommend Eccles as an investment destination.
The most obvious plus point is that property is still very affordable. It’s also worth noting that renters who choose Eccles tend to be looking for long-term homes, hence there is minimum turnover. What’s more, the area is popular with residential buyers so there’s a straightforward exit path for investors looking to reduce their portfolio.
Eccles has several sporting venues either in or near it. Probably the most famous is the Old Trafford football ground, home to Manchester United. There’s also the City of Salford Stadium, home to various rugby clubs. Cricket and golf are both played in the area and the local women’s volleyball team is of a very high standard.
There is also plenty of shopping, eating, drinking, nightlife and general culture in and around Eccles, especially with Salford Quays and the Intu Trafford Centre being so nearby.
