Located around seven miles West of Manchester city centre, Worsley and Boothstown is off the Metrolink. In fact, technically, it doesn’t even have a train station. In reality, nearby Walkden station also serves Worsley and Boothstown. Trains from Walkden make the trip to Manchester city centre in about 20 minutes. There are also plenty of buses and excellent road connections.
Despite the limited public transport, Worsley and Boothstown is popular with families. This is due to its good schools, village atmosphere, historic beauty, and access to the surrounding countryside.
Currently, properties in the overall Worsley have an average sales price of £234,139. Terraced properties are the most affordable with an average sales price of £154,608. Semi-detached properties have an average sales price of £218,908 and detached properties have an average sales price of £363,718.
Properties in the Boothstown area specifically have an average sales price of £280,938. Terraced properties are the most affordable with an average sales price of £191,833. Semi-detached properties have an average sales price of £229,916 and detached properties have an average sales price of £387,123.
Rental yields in the Greater Manchester area as a whole are around 5.5%. In the Worsley and Boothstown area, however, 3.5% is a more reasonable expectation. This is partly due to the property prices and partly because the main demand is for family homes. This means that tenants are likely to be fairly price sensitive but are likely to stay for an extended period.
The Worsley and Boothstown has the everyday essentials covered. It also has some excellent pubs and restaurants and a couple of good golf courses. That’s about all in Worsley and Boothstown itself, but the Intu Trafford Centre is just five minutes down the M60.
