Located about eight miles to the South of Manchester city centre, Cheadle technically only has direct bus links with the city. In practice, residents of Cheadle can easily access at least one of Cheadle Hulme, East Didsbury and Gatley railway stations. East Didsbury is also on the Metrolink. Journey time into Manchester from any of these stations is about 20 minutes.
Cheadle is still largely regarded as a village. In fact, it’s often called Cheadle Village. While this may give the impression that the area is something of a backwater, in actual fact Cheadle is known for its vibrant local community. It’s especially popular with families.
Currently, properties in Cheadle have an average sales price of £313,714. Terraced properties are the most affordable with an average sales price of £257,906. Semi-detached properties have an average sales price of £294,728 and detached properties have an average sales price of £435,530.
Rental yields in Greater Manchester are around 5.5%. In Cheadle, however, 3% to 4% is a more realistic expectation. It’s easy to see why. Cheadle Village is massively popular and house prices reflect that.
There are, however, still a couple of good reasons for keeping Cheadle on your investment-property radar. Firstly, tenants generally stay for extended periods. This is partly because it attracts a lot of families and partly because people often become attached to the local community.
Secondly, there are growing signs that Cheadle may get a rail station and/or Metrolink in the next five years or so. This has been on the cards for years, but now there seems to be a serious push to make it happen. If it does, then Cheadle is likely to become even more popular.
Cheadle is the place to find boutique shops, excellent restaurants and independent pubs. If you want large-scale retail and leisure facilities, you just pop along to Stockport or Manchester.
