Located about 11 miles South of Manchester city centre, Edgeley is not on the Metrolink but does have Edgeley Park railway station. Services get passengers into Manchester in about 10 minutes. There are also plenty of buses which make the trip into Manchester in about half an hour (depending on traffic).
Edgeley used to be one of the parts of Manchester people avoided in the daytime, let alone after dark. Now Edgeley is becoming the destination of choice for people looking for somewhere more affordable than Cheadle Village but with better transport links than Cheadle Heath.
Currently, properties in Edgeley have an average sales price of £187,152. Terraced houses are the most affordable with an average sales price of £168,472. Semi-detached houses have an average sales price of £220,541 and detached houses have an average sales price of £421,250.
Average rental yields in Greater Manchester are around 5.5%. In Edgeley, you can feasibly achieve yields of 7%+ as long as you take the time to learn about the market. As a rule of thumb, it’s best to avoid the Hollywood Park area. This still needs a lot of regeneration. By contrast, the reservoir side of Edgeley is well on its way to becoming a mini Cheadle village.
Edgeley is probably best known for its sports grounds and access to green spaces. Now, however, it’s in the process of developing a vibrant retail and leisure scene. Independent shops, restaurants and bars are opening all the time. Castle Street in particular is starting to develop a confident buzz.
