Located nine miles East of Manchester city centre, Mossley is not on the Metrolink, but it does have its own railway station with a regular service between Oldham and Manchester. The average weekday journey time to Manchester is about 20 minutes. There are also plenty of buses between Mossley and both Oldham and Ashton-under-Lyne.
Mossley is essentially a commuter town. It appeals to families due to its combination of affordable houses, good schools, practical facilities and easy access to the countryside.
Currently, properties in Mossley have an average sales price of £164,891. Terraced houses are the most affordable with an average sales price of £144,905. Semi-detached houses have an average sales price of £203,083 and detached houses have an average sales price of £272,250.
Average yields within the Greater Manchester area are around 5.5%. Up until recently, yields within Mossley have been somewhat lower with anything between 3% and 4% being a reasonable expectation. This is mainly because house prices in Mossley tend to be higher than in other parts of the Tameside area, but rents are similar.
Despite this, property investors may want, at least to keep an eye on Mossley. There are two main reasons for this. Firstly, the current government appears to be committed to continued investment in the Northern Powerhouse. This could be excellent news for both Ashton-under-Lyne and Oldham and, hence, by extension, for Mossley.
Secondly, the shift to remote and hybrid working looks like it’s going to be here to stay. This could encourage people to move further out of the city and be less concerned about the Metrolink.
Even without this, Mossley’s stable housing market and appeal to families could make it an attractive option for property investors seeking a safe, reliable investment.
Mossley has plenty of local sports clubs with football being especially popular. Cricket and running follow close behind. There is also plenty of superb countryside nearby. The main leisure and entertainment venue is the George Lawton Hall.
