Around five miles SouthWest of Manchester city centre, Sale is on the Metrolink and journey time to Manchester city centre is about 15 minutes. It’s about 20 minutes to Altrincham where there are onward connections to Stockport and Chester. Sale also has numerous local buses, excellent road connections and convenient access to Manchester Airport.
Most of the demand in Sale comes from families due to its excellent early years' facilities, primary schools and secondary schools. There is, however, also some demand from young professionals, who want somewhere a bit quieter than the city centre.
Currently, properties in Sale have an average sales price of £308,347. Terraced properties are the most affordable with an average sales price of £249,088. Semi-detached properties have an average sales price of £344,431 and detached properties have an average sales price of £499,572.
Average rental yields in Greater Manchester are around 5.5%. In Sale, however, about 3.5% would be a more reasonable expectation. This is because it is one of Greater Manchester’s most desirable areas and property prices reflect this.
That said, it’s still very much worth considering Sale as a property investment destination. The house prices reflect demand so property investors are unlikely to have trouble finding well-qualified tenants. They also have a straightforward exit strategy if they ever need one.
Sale has excellent sporting facilities, especially for football, rugby and cricket. It is also home to the Waterside Arts Centre. This has a wide range of facilities and hosts everything from community events to performances by major artists.
